Our latest spec house, what do you think?
Re-designed. The city at first wanted a rear loading garage, and we designed the house with that criteria. Then, they decided that they wanted the garage in the front of the house, so our architectural designer (and son) rushed a re-design and in a few weeks came up with this new style. What do you think? It's a little over 3100 sq. ft., 4 Bedrooms 3 Bathrooms, Open living space. Option for an elevator from the garage level. Now that garage is up front, there's plenty of room for pool or ? We will submit for permits next week.
This will be in San Clemente. Haven't priced it yet, but thinking $1.2-$1.4 million. Floor plans, are on website, and will have additional rendering of interior as they get done!

Yes, there are a lot of moving parts in a spec build, and usually a few surprises. Some can be happy surprises, though, like exit values 10-20% above projections because of inflating markets. May you receive such a gift.
