What Areas are you Investing In (Multifamily)

We have several single family rentals but are new to multifamily investing and are looking for our first property under 4 units. I’m from Colorado and it’s hard to invest in my own backyard right now and expect any cash flow. I’m wondering where others have found success in 2020 and 2021 as far as cash flowing properties. Been looking around Lincoln/Omaha Nebraska because that’s within 8 hrs from me but I’m open to any suggestions in any states.

I appreciate any advice or input.
