50 unit apartment complex

Hey everyone!

Iv been contacting a seller of a single family house for about a year now and yesterday we had a really long conversation. Well come to find out him and and his family have a 50 unit apartment complex!

It's not up for sale yet but I think it's just because they don't know how to sell something like that.

I need some help.

Would anyone be willing to walk me through a deal they did and share there books?

I'd just like to see how someone else would set it up.

But anyway how much do you think a

50 unit each unit is 1000sqft 2 bedrooms and 1. 1/2 bathrooms

With an average rent of $650

Location is 30 minutes outside of Charlottesville VA

Would be worth?

I was thinking around 3M

30 mins outside Cville won't rent to college kids so I'd be curious to see who the tenants are. Have you done basic math on cash flow vs expenses?
