Wheelbarrow Profits Academy with Jake and Gino

Hey Bigger Pockets Community,

I'm very interested in learning about multi-family investing and accelerating my education.  The Wheelbarrow Profits Academy costs $20K.  Is that the best way to engage the Jake and Gino community?  I'd be curious to get feedback from anyone who has recently paid this fee and joined the program.  Are there less expensive ways to get access that are still effective?  I'd love to understand the options and the pros and cons.

The Wheelbarrow Profits Academy with Jake and Gino is THE best place to learn about Multifamily investing. Not only do they offer great educational content, but their members are also awesome groups of people who close deals. J&G is one of the less expensive programs out there. 

@Moe Khan, like most good Real Estate investing coaching programs, it is most likely down to the actual "Student" to Make It Happen and take action on what they learn. Sadly many people think Multifamily investing is a get-reach-quick strategy. Well, it is NOT. It's a marathon and not a sprint as @Gino Barbaro likes to say. Very true!

There are many benefits to joining a community like Jake & Gino, The education, the community of people, and the support you get along the process of becoming a Multifamily entrepreneur. 

 I joined the community in 2017, and I wouldn't be achieving my financial goals in 3 years if I wouldn't join!

    Hey @Moe Khan, I highly recommend the Jake and Gino program. I joined 3 years ago and my life changed instantaneously. I am not saying you will get rich quick, I am not saying you will be financially free or leave your job tomorrow. @Hadar Orkibi above offers some great insight on this front. Hadar has become an invaluable resource for me on my journey as well as many others in the Jake and Gino Community. @Gino Barbaro and his wife Julia are incredible go-givers and have created an investing community of family. There is way too much for me to discuss here, but I will hop on a call to share my experience at any time. I am not paid by Jake and Gino, but I firmly believe in the power and support their community offers its members.

    @Moe Khan   There are many programs out there.  I really don't know one from another, but  here are a few I've found.

    Jake and Gino

    Micheal Blank

    Think Multifamily with Mark Kenney

    Lifestyles Unlimited

    Total Wealth Academy

    Rod Khleif Warriors

    Brad Sumrok

    I'm sure there are others.   The only multiday event I've attended was Sumrok;s and I thought the basic training was super valuable and helpful and very very cost effective.  I think the first one I attended was something like $47 or $97 for 3 days....probably more than that now, but not a whole lot more.   

    Of course like many gurus the basic training is fairly cost friendly, but if you want to join the "elite" group or whatever they want to call it, there's plenty of money involved, often $25,000-$50,000.   One idea I would suggest is if you have $50,000 invest it in a property or a syndication vs training.  You might learn just as much or more.  Keep in contact with the GP team, do the property tours, see if you can sit in on any meetings they have or conference calls.  Study the PPM and offering materials....see how the projections meet the actual numbers and what went right or wrong.  Probably will take you longer to ramp up, but at the end of the investment say 2-3-5-7 years hopefully you still have your $50,000 plus some cash flow, but hopefully even more the GPs have 2x or 3x your initial investment.    If you just invest in training well after spending $50,000 you might well have nothing to show for it.

    The one thing I like about most of these multifamily programs vs some of the other investment academies, is there are typically a good number of people that have success.  Not sure what the % are, but I personally know plenty of people who have implemented the plans and worked them and so far been what I would consider successful.

    One thing I think you also have to consider is what resources and time you have to invest.  The first year or two or three perhaps you probably need to spend most of your free time networking, researching, analyzing deals, etc.   I often hear people say they underwrote 100-200 deals before they made their first offer.  That takes more than 1hr a week.   Also think about what capital you have to invest.  If you want to be an LP on 2-3 deals lets say to get you started, typically GPs are asking for $50,000-$100,000 cash that will be tied up for 3-5-7 years on each deal...of course there are exceptions where maybe you can put in $5000-$25,000, but those are more rare, and you're probably not going to become a millionaire with $5000 investment.

    My thought is before you commit a big chunk of money is go to one of the 2-3 day seminars probably for $300-$1200 or so and network like crazy.....go armed with a list of questions to ask people.  Trade cards and follow up with everyone you meet.  Read a couple of books first, so you have a fresh start with some of the basics before you go.   Don't decide at the conference if you will move forward, but 2-3-7 days after when you've had a chance to digest the information.

     There are many gurus.....I think one good cheap introductory event is Brad Sumroks AIMNATCON going on this month $300 or so for 2 people if you can get the BOGO offer.  It's in Dallas.   Go spend $300 for 3 days and then see if you want to continue with any guru.
    There are other good ones like Michael Blank, Think Multifamily, TWA, Lifestyles, Rod Khalif, and probably some others.  Most also have podcasts and I expect youtube videos, so you might check out some of those from each person before you commit to $20,000.   Also realize that for many multifamily deals you will need to be an accredited investor and have $50-$100K to invest in one deal.   There are other opportunities occasionally, but that's the standard.

    I have not been to any in person J&G program, but I listen to a lot of different people and I think they are as good as any.  One last thought is none of this is really passive.  I think to make money it is a very active endeavor.
