Im looking for Multi family unit at a 12% cap is that doable ?

Hello I have an investor client looking for a Multifamly unit in the 600-700k range at a 12% cap rate is that something that is doable or is it unheard of. I’m guessing it’s difficult to find. I’m new in dealing with commercial properties so I’m not sure the highest cap rate I have seen so far is 9%.
