Multiunit property, not pretty or ideal location

Going to look at a 4 and 3 unit property today, neither are the prettiest looking properties or in an ideal location . When I run the numbers though, the 4 unit performs amazing on paper. After I look, pending nothing catastrophic that I find during my initial viewing, any tips or suggestions on how to get past a property not being the prettiest looking or in that perfect location? This will be my first property so I think the image of what I thought I’d get for a property doesn’t match up exactly with this.
