Google & Facebook ad campaigns for leads?

Hi Everyone, I'm not totally new to bigger pockets but this is my first discussion. 

Me and my company run ads for investors to drive leads to them and have been doing so for a couple years now. Our success has been pretty darn good after we worked the kinks out of it. 

I'm wondering if anyone else uses this method? Id like to hear your experience with each of them.....

Google PPC? 

Facebook Ads? 

Instagram Ads? 

What other online methods do you use?

What kind of results are you getting? Leads really do not mean anything it’s all about deals and how much it costs for each deal. As you know you can generate an infinite amount of leads and get no deals just like you can do hundreds of deals and not make any money so I would be interested in hearing 

How many deals are you driving?

What’s the cost per deal?

What’s the average profit per deal using your system?

Hi @Greg Dickerson, you're exactly right. Here's the numbers: we typically get anywhere from 30-50 leads per month with our minimum requirement of ad spend. Most of these leads (80-90%) result in a second contact (phone call/email with the lead). On average it takes about 70-90 leads coming in to get 1 deal. Avg cost per lead typically comes out to roughly $20-$60 depending on the area we are running the ads. Avg cost per deal is around $3k-$5k, avg ROI depends on the investor but we're seeing most ROI's between 7-10x.

Its not as cheap as bird dogging typically. What makes this worth it is how it can be scaled up very easily compared to other methods of acquiring deals.

@Gaspare U. The ads are placed on behalf of investors ready to buy (typically with systems already in place). We run the ads to owners who need to sell quickly in whatever area the investor wants to invest. 

Here's how it works. We set up a lead page (website) on behalf of the investor we are working with. We then place ads on behalf of the investor that are targeted towards people ready to sell, in the specific geographic area the investor wants to buy property. A motivated seller in that area sees an ad, then fills out a lead form on the page we have set up. When that happens, the investor gets a text and email notification instantly, and handles the deal from there.

@Greg Dickerson @Tyler Gibson Basically it's not for everyone, but it's for people who want to scale. Birddogging and driving for dollars is great (and it has been for me in the past) but when it comes down to it, having a system that is scalable is extremely important and valuable.

Just caught this interesting thread. So it seems to me what you are doing is selling leads - not really wholesaling.

By leaving it to the investor to handle the incoming lead you know he doesn't really have a deal. At least not yet.

I note some of the biggest PPC people are selling leads for up to $500 each.
