Builder/ Investor/New Construction of 64 units

Let me start by saying that i have been in construction for over 14 years from remodeling commercial hotels to residential rehab and new construction builds. However it is my first time to do such large investment and i would like an input of how to structure the deal best. I m looking to get a large enough property 10-12 acres where i can build phase 2 additional 64 units of luxury apartments. My total construction cost i m estimating to be with land and construction around $4.5 to $5 Mil.

I agree with @Dan Handford you are likely estimating on the low side for luxury units. I’m not sure you can hit those numbers with basic builder grade level.
