Property Managers: Charging Maintenance to Owner
I have recently started a new management company and wanted to know how other property managers charge owners for maintenance performed on their properties. If your own maintenance staff is used on most matters, do you charge for each hour worked? Or do you charge a monthly maintenance fee which is all inclusive aside from major repairs like boilers, roofs, etc. I am currently charging a fixed monthly fee based on the size and # of units which covers all your routine repairs, plus cleaning. Any major work like boilers or massive apartment cleanout gets charged additionally. I would be curious as to how others approach the issue. thanks in advance.
