Best Multifamily Area to House Hack

Looking for suggestions/advice!

My goal is to purchase a multifamily (triplex or quad) to house hack in by the end of the year. I currently live outside of Nashville but I want to move closer to a small-medium sized beach town. I first started looking in FL primarily Dunedin/St. Pete but I'm having a hard time finding anything other than a duplex.

Can anyone suggest cities near the beach in TX, FL or SC that would be great for not only finding multifamilies but a good quality of life?
