Electric meters wired wrong, not disclosed by prop mgr/realtor
I bought a 5Plex from a realtor/property manager (same person). The two basement units were just sheet rocked and needed to be remodeled, making the building a fantastic value add deal as they would be delivered vacant.
I found out today that the wiring for both basement units and one upstairs unit are all random and not direct to the individual units. So in order to bill the tenants separately for electric, I’ll need to rewire all three units...Which is super expensive. The other option is to offer those three for more money with electric paid...And I don’t want to do that.
During the due diligence process I was very specific with the agent, who was also the previous property manager (so she knew about the electric), about each unit paying their own electric bills. So I was defIninItely deceIved, just not sure of optIons?
I’m sure some of you have dealt with similar issues.

@Nathan Adams so you say there are two basement units, with only sheetrock, so they have never been finished and rented? These units have wiring mixed up with one other unit that was occupied? That being the case the seller probably never knew as the only occupied unit paid the electric bill and there was no use from the basement. I would imagine he did nothing to deceive, he simply was unaware and owes nothing.
