Making the SFH jump to multi-family in Southwest Virginia

Hello all, I am new to BP forums and I have been in real estate for a couple of years.  I have several single family homes and they have done well, but as you know if a house is vacant, it is a 100% non-performing asset.  Therefore, I would like to up my game and invest in some multi-family properties (and catch another single family if the deal is right).  The market in the New River Valley (Southwest Virginia) has become hot and it is tough for me to find deals using web-based searches.  I am looking for a cash-flowing property within driving distance.  Does anyone have any suggestions or should I start looking out of driving range.  I want a professional management company to manage the property and I am cautious about purchasing in a bad area.  I have been thinking about investing within several hours of my residence but I do not know what areas are going to be a good fit.  Thanks in advance.
