@John Samuelson somewhere this thread took a turn from your original questions and never got back to it. While I also come from an engineering background I'll try to answer you RE questions first :)

1) economic drivers and a growing economy are very important when buying your property. Don't brush it of. 

2) welcome to 2017. The market is at the top or very close to it. Many investors are cashing out. 

3) you'll need to do a lot of legwork, networking, develop relationships, etc. top brokers don't usually like working with new guys. MF is an unfair business. The more deals you close the more opportunities you will get 

4) most critical thing about partnership agreements is to clearly define the exit strategy. You could write a book about this last line. 

5) try to find strong local commercial mortgage brokers and form a relationship with them as well

6) that wasn't a question but I'll give my .02 anyways: if your looking for A class or B+ it might make sense. C class tenants will not pay premium for gadgets. Also, with today's market, 3 year hold sounds risky.
