New BP Investor, Looking for MFA Advice

Morning All, 

I am new to the BP community and have developed enough education on MFA investing to reach out to fellow investors through the BP forum. 

Starting off, I am interested in gaining a better understanding on how to become successful in the MFA investing space.  I have a partner who is interested in starting in commercial MFA investing (5+ units), and I wanted to get information through an investor who has dealt with commercial apartments before. 

The goal. My personal goal is to achieve a passive income of 20-40k per year over the span of 3-4 years to create 3-digit passive income by the later years. 

Needs analysis. I currently am stumped on the best investing strategy for creating such an eager strategy, whether it be through residential + commercial, only commercial, as well as some additional information/action plans with proper dollar figures that could lead to this reality. Also, could this type of strategy be achievable with less than $100k, say 15-25k per partner as an initial investment, which can be compounded over the years, using the capital for additional investments?

Furthermore, we would be more than happy to listen to advice, if presented.
