Re-zoning from SFH to multi-unit
Hello,
I have a question for some experienced investors.
I recently purchased a property that was illegally made into a duplex with zoned central air and gas, and would fit all categories if stairs were rebuilt from top deck. It's currently zoned a sfh and I want/have to get the property zoned to multi-unit. I have to go before a town board to petition this.
All the surrounding houses are sfh, and the building commissioner was uncertain if they would allow it. His words were "I don't think it would be a big deal," but I can't just take his word for it. The house can be converted back to sfh, but I really don't want to do that, because it's going to cash flow beautifully as a duplex. If they come back and say I can't, I thought about pursuing legal action if it's possible.
Any kind of advice would be appreciated!
