What smoking rules work best for Denver multi-family properties?

Hi all,

I'm going to be selling parceled units of a triplex in Denver, and am wondering if anyone out there has any experience with what smoking rules sell the best.  We're in the $200K price range, and my instinct says to not bar smoking by the residents.  But on the other hand, potential buyers might be turned off by possibly having smoking attached neighbors.

What do you think would attract more buyers at this price point?

Honestly, as a smoker I would limit it to smoking outside. There was a podcast (and I can't remember which one), where a woman had a rule that rent went up when she found cigarette butts on the ground, but supplied ash trays outside. I think that's an amazing idea. I smoke, but I haven't smoked in my home but maybe once in 6-7 years. The odds of selling to three different smokers is slim to none. I would target the masses which are non smokers. Just my .02
