Financial projections

Good day,

I have interest in applying for a loan from one of the commercial banks to build apartment blocks for rent.

Please help me with a template(excel) that i can use to prepare complete financial projections that i can attach to the business plan.

I came across a few real estate investment analysis templates which i found very informative but my problem is that they dont have balance sheets,i wonder if these analysis templates are enough to be presented to the bank? even without at least 3 years projected balance sheets.
