Best use of my HELOC

HI BP Fam, 

Im questioning how to use a 350k HELOC best? Should I use it to get a duplex (Full Cash purchase) OR use it as 25% down (or more) for a bigger nicer four plex? Any other creative suggestions to best use it? Interest rates and inflation have me a bit concerned, so wondering what you all out there are thinking.

To me cash is really only better than financing if you are doing rehab and trying to refinance it and get your money back. If I had access to that much cash I would look for a BRRR type duplex, pay all cash, do the rehab and refinance all or most of my money back and do it again. If you are just looking for something turnkey I would use it to put money down on the nicest and most units you can find.
