Owner Interactions with Pre-Foreclosures

Hello all,

I have a question in regards on how to go about introducing myself to a person or family who's home will be going up for foreclosure without coming off as rude. It is most likely a hard time in their life and would like to find a way that would benefit both of us. If they ask why I think that their house would be up for selling, would you say that you would like to help them during a tough time or say you found out on public records? If anyone has any experience in this, feedback would be greatly appreciated.
