Abandonded residential/commercial property, what to do?

Hello,
I'm looking for insight on abandoned property foreclosures and where they fit into investing. I see tons of abandoned property in foreclosures, many of them with 60k or more in equity.  My first thoughts are that since they are abandoned, the chances are higher that they are run down and will need a lot of work, and that there is a higher risk of the property having a bad basement or mold or something which would eat up the equity. How do good investors manage risk with abandoned property? 

Also, while finding this properties, I find a lot of abandonded commercial property, office builds, warehouses, really weird places like medical research facilities, and so on.  I assume the companies went out of business and moved on. What are some of the factors to consider when looking at these commercial proeprties? Are there cash buyers for commercial like residential?
