Financing: Buying My Partner's Foreclosed Condo
my partner just went trough a (forced in my opinion) foreclosure auction and we're moving out by next week
I'd like to buy the property back myself and rent it out since we already signed a 7 month rental agreement on Monday.
There are investors snooping around here, I know they've snatched a few nearby condos and are renting them out.
Problem is, even though his credit score is around 610 and both mine and his incomes combined would be above $100,000 this year, I work as an affiliate marketer so my income goes up and down monthly. And of course he won't be able to take on a mortgage due to his just finished foreclosure.
The bank bought back the condo for $44,000 at the auction last month
The county has its preliminary appraisal listed at $58,000 (an almost $10k drop from last year) but we have to wait till June 1 to know for sure how much they appraise it for.
The comps are between $55,000-$75,000 from what I've seen
The place needs work, not a lot but probably $5k to fix the floors and probably the old windows, which leak air, if the HOA allows it.
Rent goes for around $1100-1300 a month
HOA fee is 299/month
Looking for advise on what, if any, loan options could be available.
