I found a forclosure that's in great condition. According to the tax accessors office Fanny Mae owns the property. According to Fanny Mae the title is 'invalid'. I've been going in circles. What am I missing here?

There was some defect in the foreclosure process, or an error in the original mtg/deed.  You could go down the rabbit hole of researching it and trying to figure out what it is, but it’s useless....if and when they can fix it, they will do it on their own schedule.

If they Did have clear title, they're not going to sell to you direct anyway...it will be listed in the mls with one of their REO agents....you could have an agent set up an alert for it, when it finally comes to market.
