How Do I Identify Sweet Areas In Nyc Where Others Are Buying and Selling

What is the best way to narrow down quickly hot areas or good areas where people are buying and selling. This area are considered not war zones but areas that families are interested in buying because of schools, safety, near highways, trains, etccc

In other words I wish to learn how to identify neighborhoods in nyc where there is activity happening others are buying and selling the properties easily.

What tools and resources are available to me to do this so I can go after short sales in areas that will be easy to sell to end buyer quicker because people want to live there.
