death and foreclosure

I have a lease to own option with my sister, She had M.S. and passed away in Jan 4 2010. She got behind in her mortgage from time to time and i would pay directly to the lender. It is currently behind and facining forecloser. I discussed payment arrangement to stop forecloser but i have not yet informed them of her passing. I would like to retain the property. should i pay the agreement before i tell them? what rights do i have to the property i am her only next of kin. florida
