Dumpster Diving for Unlisted REO's
While driving around for dollars I came a cross a property I would really like to get. I talked to a neighbor and they said its been empty for 3 years now. There is a winter warning sign inside the window with the name of the bank, which I am assuming owns it. When I went to REO's.com and the bank website I could not find it listed for sale. What I want to know is what is the process for finding which Bank actually owns the property, which bank location actually has the paperwork for processing the house. And how do I get that person who push forward the paperwork so I can make a move for purchasing it. My idea is to find the person doing the processing establish a relationship with them(somehow) find out what is going on with this property and how I can get my hands on it when the paperwork is done and I know exactly when its listed for sale. MAybe even know before its listed! Has anyone worked this process? How long will it take to establish a good enough relationship for the bank to help me out here so they can get something off their books as well?
FY I am a newer investor and would like for this Quadplex to be a first investment. But assuming this process is going to take longer than a year i am buying a duplex in the same neighborhood and will wait ti out.

You know I always start at the beginning. Every property has a "birth certificate' usually called a deed/title given to the new owners, which is recorded also with its history at the county's registry. As Alexa said, search your county record sites:

Enter the property address in the county appraiser’s website here: https://www.gsccca.org/search
You should be able to see the title transfer history here also, if you see a bank as owner, then go to name just before that- it should be the foreclosed upon owner- take that name to the case search area, enter his/her name and you should be able to see how the bank ( if they did) took possession of the property.
