Incorporating. C or S Corp?

Hello Everyone,

I’m forming a great partnership with an associate in developing an Investment company but are running into confusion on the structure of the new entity . For most smaller businesses, the S corporation has long been the preferred corporate structure for most of the people we talk to but in some cases a C Corp structure is the best way to go
However, for smaller businesses that are growing rapidly, consideration of converting to the conventional C corporation status is warranted.

Our vision is to develop a Short sale, Notes, and land acquisition investment company. So if any one can direct me to a source where I can make a knowledgeable decision, your help is greatly appreciated.
