Tax foreclosure on vacant land- liability
I recently purchased a small tract of undeveloped, heavily wooded land in North Mississippi in a neighborhood. Because I’m unable to obtain an insured title for two years, I did not plan to invest in this property until then for risk of losing my investment. A neighbor has brought to my attention that a dead tree on my new property is at risk of falling onto their shed and home and that I would be responsible. Because the tree is towards the back of the property, I can’t access it without clearing a path. The neighbor will not let me access it via their property. Should I just hire a tree service to clear a path and cut the dead tree? Should I go ahead and develop the land entirely and risk losing that money?
From my understanding, insurance won’t cover a dead tree falling as this is a result of “neglect” but would my current dwellings insurance cover it under personal liability?
What are my options, or do you have any input or suggestions?
