Light industrial commercial building refi

Hello everyone. Several years ago I purchased a light industrial building to start a new business in. It was purchased using a bank that considered this as part of a loan for new business startup.

Our 5 year is ready to renew and I now want to cashout refi, as we have owned for 5 years. Our lender does not do this as they are not a RE lender and have issues releasing as the business we started does not have earnings to support the case. We have rents that pay all of the note, but they are not a REI lender and do not care about this. We are located 20 mins south of atl GA.

Any recommendations for a light industrial cashflow commercial real estate lender in GA?
