how much to budget for architect and engineering

How much would you budget for architectural and engineering for a new build 5000sf 2 tenant retail building? Also any helpful hints on what to look for in proposals from architects and engineers would be greatly appreciated.

I have already aquired the land and it is the right zoning but will have to aquire a couple of variances for setback which should not be a problem to get.
