Car Wash New Development

If this is the wrong forum I apologize. I think I see an underserved part of my town that is/will be growing more in the future. My thought is that area needs an automatic car wash. I’m thinking I can structure a deal a bringing a few partners that are more experienced in this. Before I show/pitch this to partners I know I will need purchase/lease price of land, estimate to build, traffic flow numbers of road, financing details. What else am I missing? Does anyone else have a contact that are looking to build from ground up?Who finances these types of builds? The place I’m looking at has 1.2+\- acre pads. Any advice on how to structure a deal like this would be appreciated.
