Investment strategy & vacant retail
Hi all. I'm fairly new to the BP community and enjoying listening to the podcasts as I decide which investing strategy I want to focus on. I have spent the last decade and am still working as a broker in retail real estate leasing and tenant rep but bought rental residential properties in my younger years. I was first going the route of Brrr but wondering now if I should try to capitalize on my skills and knowledge of CRE as an Investment path. My thought was to focus on vacant space that I feel confident I can backfill. I'm looking at a vacant 7-11 in s west Fl on a good corridor and strong market. No gas. 2600 sf stand alone on .20 acres. Wondered if anyone has seen a trend on backfilling convenience stores that relocated for a gas site. Also wondered if the BP community has any advice for investment strategy knowing my background. My end game goal is to create both equity and cash flow. I also thought about diversifying and doing different types of strategies such as a combo of STR, Cre, and BRRR but from listening to the podcasts it seems it's a good idea to go with a strategy you can keep replicating. Thoughts on that? tia
