Increasing rent and increasing property value

Hi my name is JJ and I’m a GM at a food delivery company. So my franchisee owns the building we operate out of and I’m looking to add value to him so I can get bigger bonuses. I want to add value by asking him to increase the rent on our property, rent is currently 5.3k in a 2000 sqft building. If he increases the rent 1-3k per month how much more value does that add to the property? Is there a big jump in property value or cap rate? I want him to make more money so I can also make more. What are your thoughts on this?
