CRE Tenant builds to suit in exchange for rent.

We have a prime piece of vacant land about a block from a local hospital.  A large ambulance company services this area. The company only leases buildings. We have thought about approaching them and letting them build a building to suit in exchange for rent for a set number of years since we do not have the capital to do it on our own. I know there are build to suit leases bit typically the landlord builds. Would this be crazy to have the tenant build in exchange for rent? Thanks in advance.
