Medical Office Investment advice

I’m new to commercial RE investing and I’m considering a single unit medical office for purchase for approximately 245,000. I plan to put 20 to 25% down and mortgage the rest.

I should be able to get rent somewhere between $17-$18 per square foot and the property is 1000 ft.². This is all per the seller’s agent.

Any words of advice and rules of thumb related to such a purchase, expected rental rates, etc.?
