Has anyone worked with Mario Cotto and his team. He is based out of Mooresville, NC in the Lake Norman Area.

We are contemplating a syndication deal for some commercial office space. Seems like a terrific guy. Just checking to see if anyone knows big on BP?

I dealt with him a ur ago. He hides behind these "partners" and never go thru with the deal. If he wants to make a deal you better get 5 percent due diligence money up front. The first words out of his mouth will be I aint putting any money down". He love to quote that he has partner attorneys that say this and that. He is nothing more than a wannabe investor that doesn't have a pot to piss in. After I cut he and his now wife loose I sold the property for more money 30 days later after we they made fake jim.bakker promises for 45 days.  Beware of the snake oil salesman

Thanks for your input @Douglas Correll.  I thank you for your candor and input.  I'm very worried about this deal now.  Do you have any hard money lenders in the Lake Norman area that you have had a good experience with?

@Will Jones, we are in the process of putting an offer on a piece of land in where we will build a building for one of my businesses and then lease out the rest of the space.  

What part of the business are you in?  I could not tell from your profile.

Mark it seems as if you are hearing the same jargon I heard a yr ago. My partners, the partners, etc. Bail as quickly as you can and while you can. I can't imagine being in a partnership with someone that brings nothing to the table but expects the same return as you do. This is why I'm a sole proprietor.

Do not work with this builder! Please listen and do not work with him. To confirm my recommendation ask him for references at his current developments, I bet he won’t give you names and will make up an excuse! That’s your tell right there. Every one of the owners he is under contract with will tell you to run from this builder (law suits in the works).  He is a liar, in over his head, does not work for you but has the attitude that you work for him. He will only acknowledge you when he needs money. No follow through and constantly lies about progress on your home.
