Industrial property BRRRR and how to finance

Hello folks!

I'm a current long-term single family investor with one industrial property. This property is partially leased to my business and partially leased to a tenant as a storage lot. I'm looking at acquiring another industrial property. The current owner is willing to carry the note. The property is currently a tractor trailer truck salvage yard which I would probably have to deal with in part. I am uniquely positioned to deal with the mess, but I'm looking for ideas on how to structure the purchase to benefit both parties. Has anyone done something similar or have some experience with out of the box owner finance?
