Investing in relation of the future of gas fueled automobiles

What will the demand of petroleum fueled cars be in 10 years? Will it only be for a lower class because of affordability or will there be a market for compact affordable electric cars.

Which begs this question...

Would you buy a gas station, jiffy lube or any other commercial property that caters to petroleum based cars?

I am seeing these brand new properties sell with 20 year NNN leases and wondering if these companies will last till the end of the lease.. Commercial leases are fairly bullet proof for the landlord but if the company actually files bankruptcy are they off the hook?

Would like to hear from other agents and investors who deal with this type of commercial assets..

 It will be a long long time before gas powered automobiles and trucks are replaced if that ever even happens.

Yes gas stations and automobile service based businesses are a great investment. So is food,, education, medical, dental etc. basically core services.

 Yes if a company files bankruptcy and there is nothing left to buy out the lease send me property owner has no recourse.
