NYC: how to find R5B (community facilities) tenants?

Have a 2 family home in a R5B zoning, I believe community facility is allowed and would prefer to rent to a long term "commercial" tenant over residential tenant. I guess my questions are: 1. is community facility (medical offices, house of worships...) allowed? (I saw some NYC zoning document but cannot get the specific one to quote right now) 2. Where do I find these specific tenants? Loopnet? Please help! Thank you!
