Interesting model.

Subdivide a commercial space at busy shopping plaza into small studios designed for hair stylists and beauty boutiques.
100 to 300 square feet, all utilities included, insurance, security as well. $150 to $300 leased weekly depending on size and location in the building. Great for a stylist who wishes to be their own boss. My hair hairstylist (Kelly) of years has recently moved into one of these studios, she said instead of paying a commission in a large salon, she can pay the same amount and have her own little space here and have more flexibility.

Anyone familiar with this? Seems very similar to WeWork model.

Yeah. They are all independent stylist. The rent is weekly (not sure why,) but they stay there "long term." They set up the studio how they want it. Some of them spend a few thousand on pain and new furniture and stay there years. Others rent pre furnished studios and may only stay 3-6 months. All these from talking with my stylist during my hair cut.

There was a place like this in Dallas 20 years ago when I lived there so it's not new but I had always wondered why I hadn't seen more of this type of renting of commercial space. Every now and then I have seen small splits almost like a mini-mall but they don't seem to last long.
For shops, I think they need to be a place with either an anchor store or in an area that gets traffic from one or more anchors. With Hairstylist's they usually have or are trying to build a steady client base so an Anchor is not needed. However, if you could pair that up with say someplace like Sally's Beauty Supply or Safora <sp> or some other larger chain store that caters to women then you could potentially drive a lot of business through and to this type of arrangement. Could be a big win-win.

There's a Sola Salon in Longview, TX, but several other similar business models in Longview and Tyler. They seem to be very successful.

Someone did something similar/smaller here. They took a large old commercially zoned home, completely expanded & rehabbed it. Then broke it up into 5-6 separate businesses.
It's a great concept. One Massage Therapist went from paying $600/month + utilities elsewhere to sharing a beautiful studio unit with another for $275/month inclusive. The hair salon has about 6 stylists who share the costs with their own chair/booth & it's always very busy.
They have a beautiful high end commercial kitchen (available to all tenants) where a Chef regularly holds gourmet cooking classes for women who 'usually only make reservations for dinner', (her words).
The open house they had was so well attended they had a shuttle running from an offsite parking lot.

I was a client at a salon in one of these places. The only complaint I have is that they seem really crammed in and there is a sense of tightness in the property. But the co-working concept is great.

I get my eyelashes done in a place like this. It's great. There are all kinds of different salon-type services, and it's a beautiful, modern space. I think it's a great idea, and I'm looking for some office space like this for myself as well.
