Basement climate controlled storage/office space
I am a chiropractor and just built a new office space in a medical park in a rural community. The building is 4,000 square feet upstairs with a full walkout basement. The upper level of the building is divided into 2 office units. My office occupies 2,400 sq. feet with 1,600 left to lease out (preferably to doctor, dentist etc...). The basement is completely wide open space at the moment (4,000 sq. feet). I have considered also leasing this out as office space or possibly converting this space to climate controlled storage units. According to drawings from my architect we could potentially fit 37 units into this space of varying sizes. What are the pro/cons of this space being utilized as storage units? Are there any other uses for this space besides storage units or office spaces?
