Commission on Month-to-Month Contract

I am new in Residential Real Estate.  I did work for a Commercial Real Estate company as their Network Admin for 4 years, I have a potential client that is looking for office space and commercial is something I know almost nothing about. I know that I need to take classes.  The client is ok with this as he knows we all need to start somewhere.  My questions and example is what is my commission on a mls listing giving BAC 3% if my client signs a month-to-month contract?  example: lease is $2,500.00 a month.  Also, in commercial do I ask the listing agent for the contract or do I submit one to him/her?
