Cost Estimate for a 6000 sq ft commercial medical/retail building & financing options

Hello All,

We own a piece of commercial land and plan to build a medical/retail building approx 6000 sq ft. for lease.

After the land is graded and all utilities in place including the storm water management, what could be the  approximate cost to build a vanilla shell (dry wall + hvac included) for a modern medical/retail building like this one.

Also who can provide funding for this, land is paid off. I have checked with Wells Fargo where we bank they say they do not provide investment property loans.

Thanks in advance.

Michael - The 6,000 SF refers to the land size limitation. My plan is to develop five 1,200 SF units, allowing tenants to lease multiple units if they require more space.

Recently, a 62,000 SF medical building from a Reputed Hospital Name opened directly across the property, which reinforced my belief that a medical office setup would be a strong fit for this location. My goal is to attract standard medical office tenants who do not require specialized equipment—such as Primary Care Physicians, Urgent Care Clinics, Chiropractors,
Physical Therapy & Rehabilitation Centers etc
