When to Start Pitching Deals
🛡️Our responsibility as operators is to investigate, to poke holes, and to present only the best deals to our investors.
We filter every opportunity that enters our pipeline, from the big picture down to the small details.
📌 First, we filter by market:
- Growing Population?
- Rising Employment?
- Landlord Friendly Laws?
📌Then we filter by submarket:
- Low Crime?
- Low Poverty?
- Local Development improving the area?
📌Then we filter by the property itself:
- Investigate all financials.
- Inspect every apartment and develop a scope of work.
- Evaluate all major systems (mechanical, electrical, roof, plumbing, foundation, etc).
✅If a property passes these filters *AND* provides the opportunity to generate great returns for our investors,
Then we break out our pitch deck and line up calls.

Our major presence is in one market.
We have an in-house Construction Arm that travels to between our main market and some satellite markets.
We build and vet property management teams in Satellite markets before taking down deals there.
