Industrial Warehouse Space - Off Market Deals - Under 15k Sq/ft - Phoenix

Hi All, 

Been focused on sourcing off market industrial warehouse deals in the Phoenix area, but we've been digging up a few deals that are too small for our PE partners, specifically multibay industrial properties that are under 15k Sq/ft.  Most are great value add opportunities with below market rents. Anyone have any examples of what they do when you uncover deals that aren't directly within your partners' buying criteria? Or anyone target these types of properties in the Phoenix marketplace who is looking for additional deal flow? Would love to chat how we could potentially partner.
