most of the blogs and forums here, and also every other book i have read only talked about how to avoid real estate investment failure. i was just wondering, when can i tell when one is now suffering investment failure on real estate? what are the main indicators?

Never under an circumstance should you purchase a property intending to start out with negative cash flow. Unless its is a distressed property and you are going to be renovating it to improve cash flow and reduce vacancy.
