Leasing to Urgent Care Facilities

I'm looking for guidance on leasing to an urgent care company.

The two closest hospitals to my town are closing January 1st, 2022. The nearest hospitals will be 30+ miles away. I see a void that is necessary to be fill, but also an opportunity to build a commercial space for an urgent care facility that is built to their needs, however I don't know how to go about contacting a company in this space. It might be as simple as reaching out, but any advice on the matter is greatly appreciated.
