Buying New build vs. Existing

Hi Everyone, I am working on my first investment properties. I originally had my mind set on buying a duplex or a fourplex. Then I was approached by an agent who pitched the strategy of purchasing a new build town home and renting it out by the room. Thus, equaling the same rent as the previously mentioned property types. They shared a pro forma that looks good and seems to play out well. I have reviewed it over and over. But still feel a bit nervous. It could be because these are my first investment properties. I'm hoping that by positing here people will ask questions and help me think this through.
