Small mortgage lenders

Hello everyone. I'm struggling to find a mortgage lender for inexpensive properties. I'm wanting to buy several single family houses in a neighboring province (Canada) and several lenders have now told me they have a 100k minimum mortgage amount. In my area every residence is well above that, so this is my first time running into this.

I have enough cash to buy 2 of these 25-40K houses, but I'd like to keep some reserves and future down-payment funds. Anyone know of lenders who finance these smaller mortgages?
