Rental Investment Forecasting

I hope there are some smart people out there that can help me.  My husband and I have been investing and are up to 13 units.  We've worked on generating multiple lead sources that are now coming to fruition.  We have our specific criteria and know how to analyze deals to determine if they work for our goals.  What we don't have is some type of spreadsheet/tool that helps us forecast the revenue from our portfolio out multiple years and what impact adding/subtracting to the portfolio will have?  Does anyone know where I can get such a tool?
