What's your TOP Investment Destination and 3 Reasons Why!

I'm curious with all the shuffling and migration in this country, what are YOUR top destinations for investing and why. Considerations should include growth, taxes, rent income to unit price, and more. If you have a top destination that you were investing in and it changed due to affordability for example, put that down as well. I'm not interested in what the "Lame"-stream media has to say. I'd like to hear from the boots on the ground and the people doing it. Please include your deal size as well (SFR, 4 unit, 150 unit, etc.). Let's have fun with this.
